"We stayed at the Balboa Inn in December for the Newport Beach boat parade.  We have never had a problem and we think of the hotel as quaint, not old!  I think too many people expect too much when staying here.  The front desk personell are always friendly and very helpful and the rooms with fireplaces are very cozy.  It's not the Ritz but it's a very nice hotel.  We will be going back."

"We read all the reviews and worried about finding a "dump" but we were pleased to find charm instead.  Yes, the hotel is old and yes, there were a few maintenance items that were not perfect but it really was the place to stay in Newport Beach.  We had two rooms in the older section - they were unique and interesting - one had hardwood floors, one had carpet.  They both had views of the water.  They both had working gas fireplaces (when was the last time you stayed in a hotel with a fireplace in your room?)  We all thought the hotel was reminiscent of the French Quarter in New Orleans.  We enjoyed the breakfast and thought it was as good a Continental Breakfast as most places that offer one - better than many.  We would stay there again."

"Balboa Inn is amongst my favorite weekend escapes for casual fun and R &R.  Balboa Ferry and Fun Zone is within a short short walking distance; as are some fun cafe, bars & restaurants.  Im an OC resident, but its nice to get-a-way and enjoy a quaint spot with so much to offer.  Did I mention the large bathtubs and beds that provide melting comfort?  Thank you for the hospitality too B.I.  :-)"

"While not a five star resort the perks of staying here were worth the ratings.  Convenience to ocean, beach, and harbor yet away from the crowds.  Enough choices within walking distance for shopping and dining.  Parking is ridiculous no matter where you are in CA, best to just park the car and walk or rent a bike.  Love Newport Beach/Balboa area, can't wait to return and yes I would stay here again!!"

"My husband decided to surprise me for a nice getaway to Newport Beach and we stayed at this hotel.  We absolutely LOVED it!  The rooms were amazing and the view was breath taking!  One thing that I really loved about the rooms is that they were super clean compared to most hotel rooms.  If you stay here you definitely need to have a balcony view!  They also offer free continental breakfast for those light eaters and everything you need is in walking distance."

"We recently stayed at this hotel quite by chance.  It was late & we were looking for somewhere in the Balboa area of Newport Beach.  We stumbled upon the Balboa Inn, which is located, fantastically, on the main street which links Balboa Pier & the ferry that links this part of Newport to the main Newport.  With the front rooms overlooking the beach this property is ideal of a couple that may be looking for a romantic getaway as well as what we were looking for which was a good quality hotel in a good location with plenty of restaurants & small, local bars to choose from.

Newport is a special place & with its complementary breakfast outdoors, pool & convenient parking the Balboa Inn is a special hotel.

Right from my phone call with the hostess on reception to the greeting we got on check in, it was professional but very friendly & personal.

The room was great, clean & fresh & the bathroom was top drawer with a jacuzzi bath tub & shower in.  The notable thing for me was the floral design of the washbasin, something I have never seen before & it looked amazing.

Well Done to all at the Balboa & I hope to be able to visit you again in the near future."

"The location is perfect; a short walk to the beach and a variety of places to eat.  The staff is friendly and helpful.  We read some reviews that claimed otherwise, as well as the hotel being dirty, but we did not find it so.  The area is a famous destination for travelers, as well as popular with southern ca residents, so some noise is to be expected, but, although we like quiet, we did not have any trouble sleeping or enjoying ourselves.  There are a lot of negative reviews of the Balboa Inn, and they almost scared us away, but we decided to see for ourselves and are glad we did."

"i recently had my honeymoon and stayed at the Balboa Inn, in Orange county california, and i must say i was a little cautious having read some of the bad reviews on here.  However i was pleasently surprised.  Not only is the location perfect, the beach being literally steps away, but the service was great and the room we had was stunning with immaculate pacific views.  The hotel itself was gorgeous, more like a boutique hotel than an overpriced modern hotel, and the charm shone through with the politeness and helpfullness of the staff.  I would certainly recommend the Balboa inn to anyone looking for somewhere to stay in the newport beach area."

"This Tuscan-style hotel is quaint and charming.  The proprietors are helpful and friendly, and the location is unbeatable.  It can be a bit noisy at times, but don't let that deter you.  Just bring along earplugs--The benefits of the location and service are worth the minor inconvenience.  There are quality bikes for rent next door, a beach bike path nearby, lots of restaurants, the Balboa Pier, and much more.  You'll love it!  I look forward to returning for a longer stay."

"I have come and stayed at other hotels in the area but always had to drive to get to my favorite cantina.  I read all the reviews and was always turned away from the place by them but I got such a good deal on a room and yes some of the things that were said were true, no AC but had celling fan and opened the windows, yes it was a little loud in the early moring from the traffic I shut the windows made it better.  It is an old hotel and you have to know things will not be as if it was a new hotel.  I loved it becasue I could walk to the beach, walk to Cabo Cantina, walk all around have dinner and never had to get back into my car.  It was a great time and with the deal I got I would do it again."

"Just wanted to take a moment to write a review about this terrrifc hotel!  It's great for anyone!  We are Orange County residents and only live 15 minutes away from Newport, but we wanted to stay on the beach near our favorite beach!  We couldn't have chosen a better hotel!  The staff was super friendly and made us feel VERY welcome!  Our rooms were clean and roomy for our family of 6!  We all had a blast walking around town, sampling all the great food both at the hotel and at adjacent restaurants!  We plan on going back again soon!  It's nice to have a hotel close to home that offers such great hospitality in such an amazing location!  Even if I didn't live close by, I'd recommend traveling to Balboa Inn from anywhere!  The beaches are fantastic and GREAT for kids (there's even a huge playground right on the sand just steps away), you can walk or bike to all your entertainment, and the resort is beautiful.  Some rooms are older and some are new so be sure to let them know if you have a preference!  Go enjoy.... we did!!!!!"

"The hotel was great.  In comparison to some negative feedback I read about the Balboa Inn, it's a great place....  Consider it was built in 1929, been renovated several times, the deluxe room has a charming boutique air.  The location is the best in the area!  It was comfortable, clean....  My room had a gas log fireplace.  Hotel staff very friendly and helpful.  Noise?  Yeah, it's a resort town.....  People are there to have a good time....  There's going to be some noise, especially during the summer season.  Great restaurants all around....  Bike path right in front of the hotel for biking, skating, walking along the beach.  I definitely will return for a stay at the Balboa Inn."

"The Balboa Inn, Resort was the perfect location for easy access to the beach.  Transportation in the town of Newport Beach is mostly walk, bike ride, skateboard, Segway.  Motorized vehicle parking can be challanging.  This hotel does offer vallet parking for an additional charge and several large parking lots are next to the hotel.  All vehicle parking requires payment, either a daily flat fee or feeding meters.  We definately enjoyed our stay!!"

"We had two adjoining rooms in the newly renovated part of the hotel.  The rooms were on the second floor with balconies and fantastic views of the beach.  The rooms were very clean and newly updated.  The staff was excellent and extremely helpful - the best customer service I've experienced at a hotel in a long time.  The location was perfect.  The hotel is within two minutes walking distance of several restaurants, shops and bars.  Overall it was one of the most enjoyable places I've stayed in a while.  We had a great time and would definitely go back.  The only drawback - $18 per night to park your car.  Thanks to the staff for a wonderful stay!"

"We stayed in the new Balboa Inn Resort wing.  Room was great, the service was friendly and fast.  We dined at Siena restaurant in the hotel.. food and service was incredible.  In the morning you wake up, have a great breakfast on the patio, walk to the beach.  If you are about to loose directions or had enough of city madness, you have to try this place."
